“Water almost never stays in one place if it's not contained,” Groves said. “Gravity is the main thing that keeps water spreading and moving around. And any porous material, like wood or drywall, can absorb water, causing it to actually travel upward, a process called ‘wicking.’”
The biggest problem with water is that it often settles in places that are warm and dark, such as inside walls and under kitchen or bathroom cabinets.
“It’s the perfect breeding ground for several different species of mold,” Groves added. “This creates a health hazard within your home because mold releases spores into the air, as well as other toxins, and if you breathe them in, they can make you pretty sick.”
While a severe problem with moisture, such as what you might see after a major water intrusion, is really difficult to deal with on your own, it's still important to take a few steps to minimize the risk.
“The most important thing, if there's a spill or leak in an open area that you can see, is to clean it up as quickly as possible,” Groves added. “Also, make sure the condensation drain line from you’re A/C air handler doesn't get clogged up and overflow. I also recommend running the air vent in your bathrooms, especially during and after showers to keep the humidity down. And during the summer, or anytime it's especially humid, keep your windows and doors closed as much as possible.”
